Residential Roofing Process
At Apex Valley Roofing we feel that educating our clients is our responsibility. We would like to take this opportunity to explain the roofing process to you. If you have any questions about this, please feel free to contact us. Please note that the following process is not always the same for every project we undertake. Circumstances often warrant consideration of various conditions. This is just to give you a general concept of how things may happen.
1. The initial step is the signing of the contract. If necessary or requested, we will note for our crews to take extra steps to protect your property from falling debris, After an agreement has been reached and shingle type and color selected, we place your project on the schedule board. Once we start the job the average home takes around 3-4 days to complete & to go thru all the required inspections. This may require us to waterproof areas of the exposed roof overnight. We use tarps or other means to do this. It is our intent to protect your property from the elements. Be confident that we are always watching the weather and we are taking the proper steps to protect you and your valuables. We will notify you if any unexpected condition, such as dry rot and we will agree on how we are going to proceed.
2. The proper materials are ordered from our suppliers and the proper paperwork is completed to obtain a permit. We need about 3-4 days to get the permit in order after the contract is signed.
3. You will see a large dumpster or box trailer delivered on your scheduled day. We will most likely place it in the driveway or in a location convenient to the project requirements. Before the arrival, we ask that the cars that are parked in the garage and/or driveway need to be removed and parked on the street for the day. Before the end of the day, the trailer will be removed from your property. Our crew will arrive ready to work. After a quick analysis of the area, our foreman and the crewmembers will begin the next phase of the roofing process: removal.
5. The removal of the existing roofing materials is the messiest phase of replacing your roof. The number of shingles taken off the roof will look greater, making the area around the house look a bit messy. However, rest assured that all of the material will be cleaned up and removed. Our crews are responsible for making sure that your property is cleaned up daily from any mess created by our roofing work. The removal usually takes half a day, longer for a larger home. Depending on your Local Code we can go ahead and start Sheeting (cover with a hard decking) or call for the first inspection of your project. If an inspection is required we cannot continue until the work so far has been approved, usually the inspector comes out the day after the removal.
6. After the inspection has been approved we will use 7/16 OSB and attach it according to code. As far as Dry Rot, if there is more the three (3) pieces of OSB there will be an extra charge for each one but we will consult with you before we do any additional work concerning Dry Rot, we will not replace unless we have your permission. Again this step usually takes half a day, we call for a Sheeting inspection if one is required for the next day.
7. Once the inspection has been approved the next step is the actual installation of the new shingles. We roll out the specified Felt, install any Flashings or Valleys. The Edge Metal is completed at this time along with building all necessary “Crickets” to promote good water run-off. We will bring Roof Ventilation up to Code. Now is the installation of the selected material chosen according to the manufacturer’s specs and then topped of with a Ridge Vent. By now, our crew has been busy for several hours and is approaching the final step of the process.
8. The final step is cleaning up the remaining mess and calling for a Final Inspection to happen the following day or when you are home. A law passed in July of 2011 requires the inspection of the Smoke & Carbon Monoxide Alarms in your home.
